TAXES AND FEES PAYABLE WHEN TRANSFERRING REAL ESTATE TITLES



State Conveyance Tax (Payable to the Department of Revenue Services)

The tax is 0.75% on the first $800,000 of value and 1.25% on the remaining value.

Some property transfers are exempt from the tax including transfers between spouses, sales to certain nonprofit entities, certain sales of foreclosed properties. Consult the conveyance tax form to determine if your transaction is exempt from conveyance taxes..

Municipal Conveyance Tax (Payable to Town/City)

In addition to the state tax, sellers must pay a municipal real estate conveyance tax. The municipal tax rate is 0.25% for all towns plus an additional tax of up to 0. 25% for 18 ligible towns that choose to impose an increased rate. Thus, the municipal tax rate can range from 0.25% to 0.5%, depending on where the property is located.

The 18 towns eligible towns for the higher rate are as follows: Bloomfield, Bridgeport, Bristol, East Hartford, Groton, Hamden, Hartford, Meriden, Middletown, New Britain,
New Haven, New London, Norwalk, Norwich, Southington, Stamford,
Waterbury, and Windham.





Recording Fees - Land Records (Payable to the Town Clerk)

Recording fees are as follows:

$60.00 for the first page of each document recorded regardless of type or length

Plus 

$5.00 for each additional page of each document

Plus

$2.00 if the document is a deed conveying title

Plus

$159.00 for the 1st Page – any mortgage, assignment, release, subordination that references MERS. (1st page is $159 and $5 each additional.)

Real Estate Taxes

 The real estate taxes are adjusted to the time of closing.  This is normally computed tby the closing attorney.
